Proposed Florida House Bill #173
To All Twenty Mile Central Homeowners,
The purpose of this communication is to make you aware of the Proposed Florida House Bill #173 (Sponsor: Kimberly Daniels - Duval). This is a bill currently on the State Senate floor and up for vote - to become effective 7/1/2024, if passed. It states that not-for-profit HOA's (which is our HOA) donate or use 15% of the association’s total annual assessments (dues) ”to benefit the community in the county in which the community served by the association is located.“
If this bill (see attached) is passed, this expense will have to be passed on to ALL homeowners as our HOA does not have extra funds. Our HOA’s balanced budget each year is set and determined to fund annual expenses to manage the community; with little to nothing left over at the end of each year, as planned.
The recommended 15% in this bill (~$33,375 for our HOA) is currently more than we pay yearly for contracted management fees;not including other larger expenses. While we, as a Board are not against charitable donations, we feel as if homeowners should pick and choose individually and independently what organizations, groups or charities to fund. Furthermore, we, the Board, do not believe our government should be forcing us to make donations which would, in effect raise our annual HOA assessments (dues).
This is an urgent matter, in that the proposed bill was recently read on the house floor (1/9/2024) and is up for vote!
